GROUNDED DATA PROTOCOL:
Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 615 active listings on the market September 28, 2026. Days on market reflect the 179 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 476 closings in the 90 days ending September 28, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective
Pricing: Clayton (27520) gained $10,000 to $375,000. Clayton East/Flowers (27527) eased $2,500 to $427,500. Garner (27529) and Southeast Raleigh (27610) barely moved. This tier has now gone three consecutive cycles without a median shifting more than a rounding error in any zip.
Velocity: Unchanged at 34 days, sixth in the audit. Clayton improved to 27 days to contract from 33. Clayton East/Flowers slipped to 43 from 41 and is the slowest zip in the tier for a second cycle. Garner and Southeast Raleigh both held steady.
Seller Outcomes: Clayton produced the cleanest number in the audit: sellers there collected 100.0% of asking across 126 closings, the largest sample at that level anywhere in this cycle. The tier overall sat at 99.0% with 30.3% of resolutions failing to sell, and Clayton East/Flowers is the soft spot at 33.5%.
The Bottom Line
615 active against 179 pending — still the largest inventory in the series. Prices have gone flat for three cycles running while roughly three in ten listings fail to sell, which is what a market looks like when asking prices and buyer willingness have settled into a standoff.
