NE & E Raleigh Market Audit: September 28, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 373 active listings on the market September 28, 2026. Days on market reflect the 124 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 316 closings in the 90 days ending September 28, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: Wendell (27591) gained $4,500 to $432,000 and Knightdale (27545) added $900 to $389,900. East Raleigh/New Hope (27604) eased $5,000 to $380,000 and Northeast Raleigh (27616) gave back $11,550 to $399,900, the largest decline in the tier.

Velocity: The best improvement of any tier this cycle — 33 days from 35, which moved it from seventh place to fourth. Northeast Raleigh drove it, cutting time to contract from 54 days to 43 after last cycle’s slowdown. Wendell went the other way, out to 43 days from 37. Knightdale held at 21 and East Raleigh/New Hope improved to 24.

Seller Outcomes: Better on speed, still difficult on outcomes. Sellers collected 98.8% of asking and 30.9% of resolutions ended without a sale. Northeast Raleigh carries the weakest result at 34.7% — 41 listings gave up against 77 that sold — so the faster contract times there are coming alongside, not instead of, a high abandonment rate.

The Bottom Line

373 active against 124 pending, with inventory up again from 358. Contract times improved sharply while nearly a third of listings still failed to sell. Both things are true, and the second one matters more to anyone deciding what to ask.
