Grounded Perspective
Pricing: The flattest tier in the audit, and it isn’t close. Clayton East/Flowers (27527) moved $100 on the median. Southeast Raleigh (27610) did not move at all, holding $349,950 for a second straight cycle. Garner (27529) eased $2,450 to $427,450 and Clayton (27520) eased $2,000 to $365,000. Four zips, 618 active listings, and not one median moved more than a rounding error.
Velocity: Just as steady at 34 days, a hair better than last cycle. Clayton East/Flowers slowed to 41 days to contract, up 7, and is the one to watch here. Garner improved to 29 days, down 6. Clayton (33 days) and Southeast Raleigh (32 days) were essentially unchanged.
The Bottom Line
618 active against 171 pending — the largest inventory of any tier in this series. Pricing here has gone sideways for two cycles running, which after a summer of softening elsewhere is its own kind of signal.
