Grounded Perspective
Pricing: Wendell (27591) was the only zip to gain, and barely — median up $2,550 to $427,500. Northeast Raleigh (27616) gave back the most, down $13,550 to $411,450. Knightdale (27545) eased $3,450 to $389,000, and East Raleigh/New Hope (27604) finished the cycle exactly where it started at $385,000.
Velocity: This tier slowed to 35 days from 26 and now sits second-slowest in the audit, behind only Northern Markets. Northeast Raleigh is the problem — 54 days to contract, up 14, on a healthy 37-listing pending pool, so that is a genuine slowdown and not a small-sample artifact. Wendell doubled from 18 days to 37. Knightdale (21 days) and East Raleigh/New Hope (27 days) held steady.
The Bottom Line
358 active against 130 pending. Inventory grew and clearing time stretched at the same time — the only tier in this cycle where both moved the wrong way for sellers.
