RTP Connector Market Audit: September 28, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 134 active listings on the market September 28, 2026. Days on market reflect the 51 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 155 closings in the 90 days ending September 28, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: Brier Creek (27617) jumped $34,500 to $719,000, but on 11 active listings that number should not be leaned on. Morrisville (27560) gained $15,000 to $585,000 and South Durham/Southpoint (27713) was flat at $514,000 after last cycle’s sharp drop.

Velocity: Fifth at 33 days, essentially unchanged from 32. Brier Creek is quickest at 12 days to contract. South Durham/Southpoint held at 26. Morrisville sat at 61 days for a second straight cycle, still one of the slowest zips in the audit.

Seller Outcomes: Sellers collected 98.5% of asking, the second-weakest tier, and 26.2% of resolutions ended without a sale. Morrisville is the problem again — 37.5% of its resolutions failed, 18 listings giving up against 30 selling, on top of clearing times that have not improved in three cycles.

The Bottom Line

134 active against 51 pending — the second-smallest tier. Morrisville has now posted 65, 61 and 61 day contract times across three cycles alongside the worst failure rate in this tier, and a reading that steady is structural rather than seasonal.
