Northern Markets Market Audit: September 28, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 462 active listings on the market September 28, 2026. Days on market reflect the 150 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 388 closings in the 90 days ending September 28, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: Every zip gained or held. Creedmoor (27522) added $7,950 to $344,950 and Franklinton (27525) $5,150 to $379,900. Wake Forest (27587) edged up $900 to $599,900 and Youngsville (27596) was flat at $465,000.

Velocity: Still the slowest tier in the audit at 42 days, and slower than last cycle’s 41. Creedmoor is the bottleneck at 73 days to contract, out from 60 and the second-slowest zip anywhere in this cycle. Wake Forest held at 29 days on a 95-listing pending pool. Franklinton improved to 42 and Youngsville to 25.

Seller Outcomes: Middling on both measures — 98.8% of asking collected, with 27.9% of resolutions ending without a sale. Wake Forest carries the weakest rate at 31.3%, which on 231 closings is a substantial number of sellers. Franklinton is the bright spot at 16.7%, the second-lowest failure rate in the audit.

The Bottom Line

462 active against 150 pending, with inventory up from 437. Asking prices are firming across all four zips while contract times keep stretching — sellers here are holding their number and waiting longer to get it, and roughly one in four is not getting it at all.
