Southwest Wake Market Audit: October 24, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 505 active listings on the market October 24, 2026. Days on market reflect the 130 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 547 closings in the 90 days ending October 24, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: Apex/Friendship (27523) rebounded $51,000 to $950,000 after last cycle’s steep fall. Apex (27502) gave back $32,050 to $632,450 and Holly Springs (27540) $14,500 to $635,000. Fuquay-Varina (27526) barely moved, off $2,000 to $475,000.

Velocity: Fifth at 26 days, a little slower than last cycle’s 24. Apex/Friendship is quickest at 21 days and Fuquay-Varina posted 25, improved from 31. Holly Springs slipped to 32 days from 15, the largest single step back in the tier. The pending pool fell 24%, so these times rest on a thinner base than the counts suggest.

Seller Outcomes: Sellers collected 99.3% of asking, among the strongest in the audit, and Apex/Friendship closed at a full 100.0% across 44 sales. Against that, 30.6% of resolutions ended without a sale. Fuquay-Varina carries the heaviest absolute load anywhere in this cycle: 130 listings gave up against 235 that sold.

The Bottom Line

505 active against 130 pending, with 547 closings behind it — more than any other tier. Inventory was flat while contracts fell by nearly a quarter. The homes that sell here still command close to asking; the gap between that and a 30.6% failure rate is the whole story of this market right now.
