Grounded Perspective

Pricing: Prices crept up modestly across the board here — nothing dramatic, $1,450 to $9,900 per zip. Garner (27529) and Clayton East/Flowers (27527) are now tied at $429,900, the tier’s new ceiling. Southeast Raleigh (27610) remains the entry point at $349,950, still just above Creedmoor for the lowest median in the whole audit.

Velocity: Clayton East/Flowers had the biggest swing in this tier, its median time-to-contract dropping from 52 days to 34. Garner also sped up, 41 to 35 days. Clayton (27520), meanwhile, slowed from 28 to 34, and all four zips in this tier now cluster within a few days of each other in the mid-30s.

The Bottom Line
