NE & E Raleigh Market Audit: October 24, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 409 active listings on the market October 24, 2026. Days on market reflect the 90 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 316 closings in the 90 days ending October 24, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: East Raleigh/New Hope (27604) added $5,000 to $385,000 and Northeast Raleigh (27616) held exactly at $399,900. Knightdale (27545) eased $9,900 to $380,000 and Wendell (27591) $7,000 to $425,000.

Velocity: On paper the biggest improvement in the audit — 23 days from 33, moving this tier from fourth to third. Read it carefully: the pending pool shrank 27% over the same stretch, so the homes still going under contract are the ones that were always going to move quickly. Northeast Raleigh posted 19 days, down from 43, on 21 pendings. Knightdale came in at 10 days on 13.

Seller Outcomes: The honest read on this tier. Sellers collected 98.8% of asking, but 32.3% of resolutions ended without a sale. Northeast Raleigh is the problem at 40.9% — 54 listings gave up against 78 that sold, the third-worst rate in the audit. Faster contracts and more abandoned listings are happening at the same time here, and the second number is the one that describes the market.

The Bottom Line

409 active against 90 pending. Inventory up 10%, contracts down 27%, and nearly a third of listings leaving without a sale. The improved contract times are real but they describe a smaller, more selective pool of buyers, not a stronger market.
