Velocity: Still the fastest tier in the audit at 16 days, though slower than last cycle’s 13. North Hills leads at 9 days to contract, improved from 17, with Glenwood/Brookhaven at 10. North Ridge is the drag, out to 27 days from 9. These remain the healthiest pending pools in the audit at 21 to 40 listings each.
Seller Outcomes: Sellers collected 98.6% of asking and 24.2% of resolutions ended without a sale, the second-best rate in the audit. All four zips sit between 22.0% and 26.0%, so the result holds across the tier rather than resting on one zip.
The Bottom Line
271 active against 103 pending. Inventory climbed 17% this cycle, the largest increase of any tier, while contracts fell 10%. Still the fastest and among the strongest on outcomes — but the supply side moved sharply, and a market this quick is where that shows up last.
