Grounded Perspective
Pricing: All four medians rose while three of four averages fell. That combination usually means the expensive end stopped selling rather than that homes appreciated. West Cary/Green Level (27519) led at $872,500, up $42,500, followed by NW Cary/Preston (27513) up $31,500 to $689,000, South Cary/Lochmere (27518) up $4,500 to $749,500, and Central Cary (27511) up $2,500 to $616,500.
Velocity: The second-fastest tier at 17 days, improved sharply from 24. Central Cary is the story — median time to contract fell from 30 days to 12, cut by more than half on a 21-listing pending pool. West Cary/Green Level improved to 27 days from 38 and South Cary/Lochmere to 13 from 19. NW Cary/Preston was the lone step back, 14 days from 10.
The Bottom Line
189 active against 92 pending. Nearly one pending for every two active listings — the tightest ratio in this cycle, and the clearest sign of demand outrunning supply anywhere in the audit.
