While my professional standard (and Fair Housing law) prevents me from providing subjective commentary or “steering,” it does not prevent me from giving you the tools to audit the facts.

The Gracey System is built on the belief that you should have access to primary sources directly. Below are the answers to common logistical questions—sourced directly from the agencies that track the data.

Safety is subjective, but crime data is not. To perform a professional “Safety Audit,” I recommend using verified municipal incident reports. This removes the broker’s “vibe” and replaces it with real-time data from local law enforcement.
Brokers are legally restricted from commenting on a neighborhood’s “vibe.” Instead, I provide tools for you to audit a community’s Civic Pulse. By reviewing public safety records and municipal planning logs, you can see the actual concerns and infrastructure debates currently occupying the neighborhood.
Instead of relying on third-party “ratings” that may use opaque algorithms, I provide raw state data. You can audit North Carolina schools based on academic growth, faculty certifications, and facility safety through the official NC DPI portal.
An investment audit must be rooted in data, not a broker’s “gut feeling.” To perform a professional calibration, we look in two directions:

1. Looking Backward: We audit Sales Activity and Trends. By analyzing 10-year appreciation cycles and absorption rates for specific zip codes, we understand the area’s historical financial stability.

2. Looking Forward: We look at “Momentum Variables” like NCDOT Project Maps for infrastructure changes and Municipal Planning Maps for new development—like grocery stores opening or closing—which can signal the economic trajectory of the area.
