Buy Now or Wait?

Start with your move, not the headlines.

1. START WITH WHAT’S DRIVING THE MOVE
“Should I buy now or wait?” is one of the questions I hear most. I start with what’s driving your move: more room, a shorter commute, a change at work, or simply wanting to stop renting.

If the home fits your needs and the numbers work comfortably, we have something to consider. If buying would leave you stretched, that’s a reason to pause.
2. THE NUMBERS THAT MATTER TO YOU
National headlines don’t know your budget, so these are the numbers I’d look at with you instead:

Your monthly payment

Not the most a lender will approve, but the payment you’d be comfortable with every month, including taxes, insurance and any HOA dues.

Cash after closing

What you’d have left once the down payment and closing costs are paid. A home brings repairs and surprises, and you’ll want a cushion for both.

How long you’ll stay

Buying and selling both carry costs, so the longer you expect to stay, the more sense buying usually makes.

What else is coming

A new job, a car purchase, or another big expense you already know about. Changes in the next year or two belong in the plan.

3. ABOUT INTEREST RATES
Nobody can tell you where rates will be next year, and I won’t pretend to. What I can help you do is buy a payment you can live with today.

If rates fall later, a refinance may lower your payment, but I don’t want anyone buying a home that only works if that happens. Waiting has its own costs too: rent keeps going, and prices can move in either direction while you wait.

When I’d Tell You to Pause

If the payment would stretch you, if your job or plans are uncertain, or if buying would leave you without savings for the unexpected, I’ll say so. There’s nothing wrong with waiting until the timing is right for you.

And if now does make sense, you’ll hear that from me too.

4. IF NOW MAKES SENSE
The next steps are practical: we start with a full pre-approval, so we know the real numbers and what you’d qualify for. Then we talk through where you want to live by picturing your regular Tuesday: the drive to work, errands, and the things you enjoy.

From there, we set your limits before you fall for a house, so every decision has a clear boundary.
