Northern Markets Market Audit: October 24, 2026

GROUNDED DATA PROTOCOL:

Manual audit of Single-Family detached resale inventory only; new construction excluded. Asking prices reflect the 497 active listings on the market October 24, 2026. Days on market reflect the 110 listings currently under contract — the homes buyers actually chose. Sold figures reflect the 403 closings in the 90 days ending October 24, 2026, and close-to-list is measured per listing. Failed to sell is the share of listings resolving in that window — sold or withdrawn — that came off the market without a sale.

Grounded Perspective

Pricing: Creedmoor (27522) added $28,550 to $373,500 and Franklinton (27525) $15,100 to $395,000. Wake Forest (27587) and Youngsville (27596) were both essentially flat, off $2,450 and $2,550 to $597,450 and $462,450.

Velocity: Third-slowest at 46 days, out from 42. Creedmoor remains the bottleneck at 74 days to contract on a 9-listing pending pool. Wake Forest, which carries 298 of this tier’s active listings, went out to 46 days from 29 — the clearest deterioration here, and on 67 pendings it is not a small-sample effect. Youngsville held at 29 and Franklinton improved to 33.

Seller Outcomes: Sellers collected 98.7% of asking with 29.5% of resolutions ending without a sale. Wake Forest carries the weakest rate at 32.3%, which across 237 closings is a substantial number of sellers. Franklinton is the bright spot at 21.0%.

The Bottom Line

497 active against 110 pending. Inventory up 8% while contracts fell 27%, and Wake Forest — three fifths of this tier by both measures — saw its time to contract rise by more than half. Asking prices are firming in the two smallest zips while the one that actually moves volume is slowing down.
