Zip Avg Price (Active) Med Price (Active) Avg DOM (Pending) Med DOM (Pending)
27522 $436,871 $337,000 67 Days 60 Days
27525 $431,125 $374,750 53 Days 47 Days
27587 $702,199 $599,000 53 Days 29 Days
27596 $510,405 $465,000 36 Days 26 Days

Grounded Perspective

Pricing: Three of four zips gained, which no other tier managed this cycle. Franklinton (27525) led at $374,750, up $7,250, with Youngsville (27596) up $6,000 to $465,000. Creedmoor (27522) eased $3,000 to $337,000. Wake Forest (27587), which alone accounts for 274 of this tier’s active listings, finished within $900 of where it started at $599,000.

Velocity: Still the slowest tier in the audit at 41 days, and the least changed — all four zips finished within two days of where they started. Creedmoor is the bottleneck at 60 days to contract, up 2. Franklinton sits at 47, up 1. Wake Forest held at 29 on a 92-listing pending pool, the steadiest large zip in the audit, and Youngsville improved a day to 26.

The Bottom Line

437 active against 154 pending. Wake Forest is doing the work — nearly two-thirds of this tier’s inventory and three-fifths of its contracts — while Creedmoor and Franklinton continue to clear slowly.
