Grounded Perspective
Pricing: North Hills (27609) was the only gainer, median up $57,750 to $720,000 with the average up $108,180 — a mix shift toward the top of that market rather than broad appreciation. The other three all eased modestly: North Ridge (27615) down $20,000 to $599,900, Glenwood/Brookhaven (27612) down $17,500 to $707,500, and Leesville/N Raleigh (27613) down $11,000 to $689,000.
Velocity: This is now the fastest tier in the audit at 13 days, improved from 21 and past ITB Core, which held the top spot last cycle. Glenwood/Brookhaven cut its median time to contract from 16 days to 6, North Ridge from 25 to 13, and Leesville/N Raleigh from 27 to 17. North Hills held flat at 14. These are healthy pending pools — 17 to 35 listings each — so unlike the ITB numbers, this improvement is real.
The Bottom Line
231 active against 106 pending. Prices softened slightly while everything sold faster, which is what a market looks like when sellers meet buyers where they are.
