Grounded Perspective

Pricing: Village District (27605) saw the single largest price swing of any zip in this entire audit — its median fell $372,500, from $1,697,500 to $1,325,000, though that’s on just 7 active listings, so treat it as noisy rather than a trend. Five Points (27608) also pulled back sharply, down $170,000 to $1,125,000. West Raleigh/NCSU (27607) eased to $849,900. Downtown/Historic East (27601) was the only zip here to gain, ticking up to $525,000.

Velocity: This tier flipped from one of the slower-clearing groups to the fastest in the entire audit, averaging just 14 days across its four zips. Village District’s median time-to-contract collapsed from 39 days to 10 — again, a 4-listing pending pool means that number can swing hard on a single closing. Five Points and West Raleigh/NCSU both ticked down slightly and remain the two fastest zips in the whole audit at 4 and 6 days.

The Bottom Line

89 active against 28 pending — still the smallest, thinnest tier in this series. The swings here are real numbers, but with pools this small, don’t read too much trend into any single cycle’s move.
