Grounded Perspective
Pricing: Five Points (27608) posted the largest median gain of any zip in this audit — up $120,000 to $1,245,000. Village District (27605) moved the opposite direction and just as hard, its median down $236,000 to $1,089,000, though that’s on 12 active listings, so treat it as noise rather than a trend. West Raleigh/NCSU (27607) eased $9,900 to $840,000 and Downtown/Historic East (27601) eased $5,000 to $520,000 — both effectively flat.
Velocity: This tier gave back everything it gained last cycle. It averaged 14 days across its four zips on August 31 and sits at 25 now, falling from the fastest group in the audit to the fourth. Downtown/Historic East is the single slowest zip in this entire cycle at 76 days to contract, up from 36 — but that is a 5-listing pending pool, and one stale contract moves it. Village District (2 days) and Five Points (6 days) remain the two fastest zips in the audit, on pools of 3 and 8.
The Bottom Line
84 active against 31 pending — still the smallest, thinnest tier in this series. Nearly every number here rests on a single-digit pending pool, so read the direction and ignore the magnitude.
